Halstatt Real Estate Partners manages a series of private equity funds that invest both Halstatt’s capital and capital from institutional investors. Most of these investors have been our partners for many years and across several funds. The firm focuses on equity investments in opportunistic and value add multifamily, build-for-rent housing, logistics, student housing, office, and infill residential properties in primary and secondary markets throughout Florida, Texas, and the Southeast U.S. Halstatt capitalizes upon its unparalleled reputation for integrity and network of trusted partners to invest in properties on both a direct basis and with best-in-class joint venture partners. The Halstatt team has a proven track record of identifying underperforming properties, and formulating and executing repositioning strategies.
Katherine “Katie” Sproul is CEO of Halstatt and a Principal of Halstatt Real Estate Partners. In addition to overseeing all operations, her past projects have included Grey Oaks and LaPlaya Beach and Golf Resort. Previously, Katie was also Co-President of Barron Collier Companies. Katie is a graduate of Cornell University and earned an MBA from the Yale School of Management. She has over 17 years of real estate experience and principal investment experience. She is Past Chair of the Greater Naples Chamber of Commerce, Leadership Collier Foundation, Junior Achievement Hall of Fame and a Board Member of Audubon of Florida.
Pat George is Chief Investment Officer of Halstatt and involved in all areas of the firm’s investment activities. Prior to joining the firm in 2009, he was a partner at Florida Gulfshore Capital and involved as an investor and entrepreneur in various high growth companies. He brings to the firm a diverse background in portfolio management, private equity, growth capital, venture financing and real estate. Pat holds an undergraduate degree, with honors, from Harvard College and an MBA from Harvard Business School. He moved to Naples from Boston in 2002 with his wife and two kids.
Bobby Sullivan is a Principal of Halstatt Real Estate Partners and has been with Halstatt since 2010. Prior to joining Halstatt he was the Co-Founder of Naples-based Philbrook Development, a real estate development and management company that provides execution and project expertise to land owners and investors. Bobby brings to Halstatt an extensive background in all aspects of commercial, residential, and multifamily real estate investments and operations. Originally from Tulsa, Oklahoma, he relocated to Naples, Florida after graduating from the University of Notre Dame in 1993. He is married with two daughters.
Steve Iannaccone is a Principal of Halstatt Real Estate Partners and has been with Halstatt since 2014. Prior to joining Halstatt, Steve spent five years in Philadelphia working for GoldOller, a real estate private equity firm, and Resource Real Estate, a REIT, where he was a member of acquisition teams that transacted over $750 million in real estate assets. He brings to Halstatt an extensive background in all aspects of commercial real estate analysis, due diligence, acquisitions and operations. Originally from New Jersey, Steve graduated with dual degrees in Real Estate Finance and Urban Economics from the University of Connecticut where he served as Captain of the Track and Field team. Steve and his wife moved to Naples in 2014.
Peter Michaels serves as Associate for Halstatt Real Estate Partners. Prior to joining Halstatt in 2017, Peter held roles in the residential real estate market in Florida including investment, property management, and sales. In his role as Associate, Peter supports the firm’s Principals in the acquisition, disposition, and operation of commercial real estate assets across Florida. Additionally, he directs ongoing reporting to Halstatt’s existing institutional investors and coordinates the marketing and financial documentation utilized for outreach to potential new investors. Originally from Gainesville, FL, Peter earned his BS in Business Management and MS in Real Estate from the University of Florida. Locally, he serves as an officer for both the David Lawrence Center Young Executives and Young Professionals of Naples.
Peggy Lamb is a Principal of Halstatt Real Estate Partners and has been with Halstatt since 2017. Prior to serving as a Principal for Halstatt’s real estate private equity initiative, Peggy was responsible for the family’s legacy real estate portfolio. Prior to joining Halstatt, Peggy worked at Goldman Sachs for 15 years where she served as a member of the Management Group for the Investment Banking Division for 7 years. She also served as Chief of Staff for the Financing Division. She was Chief Operating Officer of the Investment Banking Real Estate Department for over 10 years and served as Department Head for the Global Business Unit Managers and the Knowledge Management Group. Prior to Goldman Sachs, Peggy worked in real estate private equity at JMB Realty. Peggy is a graduate of Harvard Business School and the University of Illinois. She is a Board Member for Starwood Real Estate Income Trust (SREIT), a Board Member of the Harvard Club of Naples, and a Regional Liaison for AFS (international study exchange).
Mike Harris serves as Senior Analyst for Halstatt Real Estate Partners. Prior to joining Halstatt in 2020, Mike held roles in residential and commercial real estate in Texas and Florida including investment, sales, and property management. In his role as Senior Analyst, he supports the Principals in the acquisition, disposition, and operation of assets. His duties include financial modeling, deal analysis, and reporting on current assets. Originally from Houston, TX, Mike earned a Master’s degree in Real Estate and a Bachelor’s degree in Business Administration with a concentration in Urban and Regional Planning and Real Estate from the University of Florida while also a pole vaulter on the track and field team. Locally, he is a member of Young Professionals of Naples and is an Associate Leadership Collier graduate.
Sara Boyd is Director of Investors Relations of Halstatt and joined the team in 2021. Sara leads Halstatt’s investor relations efforts by building and maintaining relationships with institutional and family office investors. Before joining Halstatt, Sara served as Director of Investor Relations at Graham Partners, a private equity firm specializing in industrial technology investments. She began her career in the Investment Management Division of Goldman Sachs. Originally from New Jersey, Sara earned her B.S. in Finance with a minor in International Business from Villanova University, where she graduated cum laude and as a Dean’s List student. Sara relocated to Naples, Florida from Philadelphia in 2015 and is married with a young daughter and son.
